Terms of Service

These Terms govern your use of the DubaiHomes website and the services we provide through it. By using this site, sending us a brief, or instructing us as your broker, you agree to these Terms.

Our service

DubaiHomes Property Services L.L.C. is a RERA-registered real-estate brokerage (ORN 31841) licensed by the Dubai Department of Economic Development (Licence 1034782). We represent buyers and tenants in Dubai Marina, Downtown Dubai, Business Bay, and — selectively — Palm Jumeirah. We represent sellers and landlords in the same communities when we have inventory capacity and a brief match.

Listing information

We make reasonable efforts to ensure all listing information on this site is accurate as of the time it is published. Prices, availability, service-charge figures, and floor-plan specifications may change. We do not warrant that the information on any listing is perfectly up-to-date; please confirm all material facts with the listing agent before signing an MOU or tenancy contract.

Commission

Our buyer-side commission on sale transactions is 2% of purchase price plus 5% VAT, payable on signing of the MOU (Form F). Our tenant-side commission on rental transactions is 5% of annual rent (minimum AED 5,000) plus 5% VAT, payable on signing of the tenancy contract. Off-plan commissions are paid by the developer unless otherwise stated in writing at the point of booking.

Chat (Dana)

The AI-assisted chat on our property pages is provided as a convenience and is grounded in the data we have published for each listing. Dana's answers are not a substitute for formal advice from a licensed consultant. Signed paperwork, offer submissions, and contractual discussions are handled by the named listing agent, not by Dana.

Liability

To the fullest extent permitted by UAE law, DubaiHomes is not liable for indirect or consequential losses arising from your use of this site or our published information. Our liability in relation to any transaction is limited to the commission received from that transaction.

Governing law

These Terms are governed by the laws of the Emirate of Dubai, and are subject to the non-exclusive jurisdiction of the Dubai courts.

Changes

We may update these Terms periodically; the "last updated" date above will reflect the most recent revision.
